Apr 22, 2023

Flat, or low-slope roofs, can offer many advantages over common sloped residential roof structures. They aren’t just for commercial buildings! Perhaps you are interested in a flat roof over a new addition, or perhaps over the entire home. It is worth exploring the benefits to determine if this is a good fit for you, your home, and your budget.

What does a residential flat roof cost in Orlando? That’s a great question. It can range from $3,000 to $15,000 depending on the material used, and the complexity of the installation. This averages out to $250 to $500 per square. One square is equal to 100 square feet. Do you know the size of your area? Here is a chart to help determine what a flat roof will cost for your home.

10 square = 100 square feet = $2,500 to $5,000

15 square = 150 square feet = $3,750 to $7,500

20 square = 200 square feet = $5,000 to $10,000

25 square = 250 square feet = $6,250 to $12,500

30 square = 300 square feet = $7,500 to $15,000

What are some advantages of a flat, or low-slope, roofing system?

Flat roofs can offer additional space for a variety of uses. Here is a list of ways that a flat roof can bring value to your home.

  • Outdoor garden area
  • Rooftop patio
  • Install solar panels on the space
  • Area to collect usable water
  • Yoga or exercise studio

Lower Cost

Typically a flat roof has less space to cover than a sloped roof. Therefore, there is less product. Secondly, it is much easier to apply a roll of material than separate shingles or metal panels. Therefore, labor costs should be reduced. A flat roof will also have less maintenance or upkeep costs.

Variety of Flat Roof Materials

Here is a list, and explanation, of the types of flat roof materials.

  • Built-up – This layer consists of asphalt and felt layers applied one on top of the other to create a long-lasting surface
  • Modified Bitumen – This is a flat roof material consisting of several layers, including an asphalt base coat, rubber or fiberglass layer, and a curable cap sheet.
  • Thermoplastic Membrane – These often attach to the roof deck using screws.
  • Rubber Membrane – Also called EPDM roofs, are a single-ply and can attach to the roof deck using an adhesive

Depending on the material used, it can last anywhere from 15 to 50 years.

Yearly inspections on a flat roof may be easier to fix than on a sloped roof. When inspecting, or working, on a sloped roof, there must be safety measures in place. A flat roof can easily be walked on and there is less chance of falling off. Secondly, cracks and open gaps can easily be repaired by using a sealant. On a sloped roof, there needs to be asphalt shingle or metal sheeting replaced. That is much more labor-intensive and costly.
