What Is Modified Bitumen?

Mod Bit combines asphalt with performance polymers for a flexible, reinforced membrane that resists cracking, punctures, and UV. Typical systems include a base sheet & cap sheet (granulated or smooth), reinforced with polyester or fiberglass.

Torch vs. self adhered, what’s better?

It depends on building use and safety. Self adhered or cold applied is ideal for occupied spaces with low odors. Torch can be efficient on suitable substrates with proper fire safeguards. We’ll recommend the right method.

With proper design, installation, and maintenance, Mod Bit systems commonly deliver 20+ years: often longer with mid life coating and good drainage.

Mod Bit handles foot traffic and wear well, but prolonged ponding is never ideal. For FBC standards, a tapered insulation is required if the pitch of the roof in under a .25/12 and improve drainage to extend service life.

Yes. Many owners apply white silicone, acrylic coatings mid life to boost reflectivity and extend service: after proper cleaning and adhesion tests.
