A lot of commercial roofs in Florida are built from parts that were never designed to work together. The commercial systems we install

TPO (Thermoplastic Olefin) single ply membrane

White or light-grey single-ply membrane mechanically fastened or fully adhered to the deck. Reflects heat off the building, which matters when your HVAC is running 9 months a year in Central Florida. Best for flat or low-slope roofs on warehouses, retail, multi-tenant office, and restaurants. Typical service life 20 to 30 years installed correctly.

Modified Bitumen multi layer for flat roofs

Multiple layers of asphalt-based membrane torched or cold-applied to the deck. Tough, redundant, easy to repair. We use CertainTeed modified bitumen: we’re a CertainTeed Silver Star Contractor specifically for modified bitumen, which most Central Florida roofers can’t say. Best for flat commercial roofs with parapet walls or rooftop equipment that punctures membrane systems easily. 20 to 30 year service life.

Standing seam metal

Vertical seam panels with concealed fasteners the seams are crimped, not nailed through the panel face, so there’s nothing to back out or leak over time. Coastal rated coating options for buildings within 10 miles of the Atlantic. Best for sloped commercial roofs, mixed use buildings, and any commercial property where curb appeal matters. Service life 40 to 60 years.

Stone coated steel

Steel panels coated with stone granules  gives the look of tile or wood shake with the wind performance and weight of metal. Holds up to hurricane gusts that crack concrete tile. Common on commercial properties next to residential neighborhoods where HOA aesthetic rules push against bare metal.

Roof coatings (silicone or acrylic)

Liquid applied membrane that adds a new waterproof skin to an existing flat roof without a tear-off. Extends the life of a serviceable existing system by 10 to 15 years at roughly half the cost of a full replacement. Good move when the deck and structure are fine but the existing membrane is reaching end of life and the tenants can’t handle a full tear-off shutdown.

What an install actually looks like

A commercial install with us is built around one thing: keep your business running while we work.

Step 1: Pre install survey

We’re on the roof before we quote. Drone for overall condition, manual walk for fastener pull-outs, ponding, blistering, decking soft spots, parapet flashing, and rooftop unit penetrations. You get photos, a written assessment, and a quote with no surprise line items.

Step 2: Permitting and scheduling

We pull permits through the correct local authority — Seminole County, Volusia County, City of Orlando, City of Sanford, City of DeBary, City of Palm Coast, whichever applies. Install dates scheduled around your tenants. Off-hours, weekends, and phased installs are all available when downtime is the priority.

Step 3: Site protection

Before a single panel comes off the existing roof, we set up Catch-All debris containment around the building. Nets and chutes catch every nail, every torn membrane scrap, every old fastener — so your parking lot, landscaping, and tenant entrances stay clean during the install. We bring our own dump trailers on site. We don’t outsource waste removal to a roll-off company that schedules pickup on its own calendar and leaves containers blocking your parking spots for days.

Step 4: Tear-off and decking inspection

Existing membrane comes off. Decking gets re-nailed to code on every install. Soft spots and rotted decking get documented and replaced before anything new goes on top. If we find unexpected damage, you get a phone call with photos before we charge for it.

Step 5: Underlayment, flashing, and waterproofing

All from the same manufacturer family as the primary membrane. Ice and water shield in valleys and around penetrations. Drip edge installed under the underlayment at eaves, over the top at rakes. Counter-flashing tied into parapet walls and rooftop units.

Step 6: Primary system install

Membrane, panels, or coating installed to the manufacturer’s exact spec — fastener spacing, seam overlap, adhesive coverage, all to the published standard. Manufacturer-certified install techs only. Every commercial install gets a foreman on site every day.

Step 7: Final inspection, clean-up, and warranty registration

Walkthrough with you or your facility manager. Final magnetic sweep for nails across the entire parking area and tenant entrances. Cleanup inspection before we leave. Warranty registered with the manufacturer in your name with copies emailed to you the same week.

The boring stuff that actually matters when something goes wrong

Most of what differentiates a real commercial roofer from a storm chaser is invisible until something fails. Here’s what’s on file for every Pinnacle install:

When to repair, when to coat, when to replace

Most commercial roof calls we get could go three ways. Knowing which one is right for your building saves you money long before we hand you a quote.

Repair

Right call when the membrane or panel system is under 15 years old, the damage is localized (a single section, a punctured penetration, a failed seam), and the rest of the roof is in serviceable condition. Repairs from us typically run $700 to $5,000 depending on access, area, and material. We use the same manufacturer-warranty-grade materials on a repair that we’d use on a full install, not the cheapest cartridge from a hardware store.

Coating

Right call when the existing flat roof is 15 to 20 years old, the deck is structurally sound, and you want to extend service life 10 to 15 years without a tear off. Silicone or acrylic coating applied over the existing membrane. Half to two-thirds the cost of a full replacement. Important caveat: a coating only works if the existing membrane is sound enough to hold it. We’ll tell you on the pre install survey whether coating is a real option for your building or just delaying the inevitable.

Replacement

Right call when the membrane is past service life, ponding water is causing recurring leaks, the decking has soft spots, or the building has had three or more repair calls in the last 24 months. Cost depends on building footprint, system selected, deck condition, and access: typically $15,000 to $80,000+ on the standard commercial sizes we see in Central Florida. We give you a written quote with line items, not a one page round number.
