Space-race houses, salt air and a Milton tornado: reroofing in Cocoa Beach
Population counts tell the housing story on this barrier island. Census takers found 246 people in Cocoa Beach in 1950, then 3,475 a decade later and 9,952 in 1970, as families followed space-program jobs to the coast. That surge built much of the older housing still standing today. The bust came next: once Apollo wound down, the housing market collapsed and some owners walked away from houses they could not sell. Growth since then has been slow, from 11,231 residents in 2010 to 11,354 in 2020.
A1A, laid down by the state in 1935 as State Road 140, carries traffic the length of the city, ten years after the town incorporated on June 5, 1925. Cocoa Beach became a city in 1957. Every house between that road, the ocean and the river breathes salt air, so a reroof here is planned around flashing, trim and fasteners meant for the coast, whatever covering goes on top.
The selected Cocoa Beach archive documents a Pinnacle shingle reroof dated September 26, 2024. On October 9, less than two weeks later, an EF-1 tornado born in Hurricane Milton's rainbands hit Cocoa Beach. The National Weather Service recorded partial roof loss, broken windows and downed trees in a residential area along Bimini Road, St. Croix Avenue and South Banana River Boulevard. During the same storm, city police reported flooding in the Cocoa Isles area and power lines down at Banana River Square. Irma had shown the island's exposure in 2017 by tearing part of the roof off the Cocoa Beach Police Department.
Paperwork for a reroof inside city limits stays with Cocoa Beach rather than the county. OpenGov is where the city's Development Services Department takes building permit applications, and for its own reroofs Pinnacle files that application and books the inspection visits. Inspectors from the Building Division then check the finished work against the building code and the approved plans. City guidance also reminds owners that state law requires a licensed contractor for construction work.
Where a Milton gust lifted only a section of roof, a repair may be enough, and every Pinnacle visit begins with a free assessment that includes photographs and a written scope. For a full replacement, the September 2024 job here went back as shingle, and owners can also choose standing seam metal or stone-coated steel. Pinnacle's shingle line is TAMKO architectural.
