Between the lighthouse and the preserve: reroofing Ponce Inlet homes
Ponce de Leon Inlet, where the Halifax River meets the Atlantic, gives this town its name and its roofing problem. Salt carried off the ocean and off the river lands on shingles, nail heads and metal flashing from both directions, so no slope of a Ponce Inlet roof is sheltered from it. Our record here is one job, a full shingle reroof finished in November 2023, and on a house surrounded by salt water the details that decide a roof's life are fasteners, flashing and sealed edges.
Incorporated on August 20, 1963, the town swore in its first Town Council at the lighthouse office, and the 2020 census counted 3,364 residents. Inlet Harbor Estates lies near the lighthouse. The 41-acre Ponce Preserve keeps ocean dunes and wetlands open along South Peninsula Drive, and Volusia County's 52-acre Lighthouse Point Park fills the southern end of town.
Volusia County does not issue roof permits here. That job belongs to the town's Building & Permitting division, one of three divisions in the Planning & Development Department at 4300 S. Atlantic Avenue, which reviews plans and inspects. The town lists roof work among the construction that commonly needs a permit and posts a dedicated roof packet on its Building Permit Applications page, beside packets for pavers, doors and windows, and pool enclosures. Floodplain management review sits with that same Building Department.
One exception in the town's rules matters most after a hurricane. A roof leak caused by an act of nature can be repaired immediately, with the permit applied for afterward. A temporary dry-in does not have to wait on an approval, and the permanent repair or reroof is then permitted through Building & Permitting once the house is protected.
Ian and Nicole, both in 2022, showed the exposure in two ways. Ian's winds damaged the town's jetty, and when the two storms came through, storm drains in the south half of Ponce Inlet took the worst of the flooding.
