Reshingled twice: Altamonte Springs roofs between Cranes Roost and the Little Wekiva

Construction of Altamonte Mall in the early 1970s set off the building boom that pulled Altamonte Springs into Metro Orlando's growth, and the 2020 census counted 46,231 residents. Cranes Roost lies just beside the mall, with State Road 436 running past both. Near that corner and along the older streets off 436, a lot of houses have been reshingled once and some twice, so tearing one off is partly an audit of earlier crews: whether they patched the deck, reused the flashing or sealed the vents properly.

The selected archived records include four dated Altamonte Springs projects. Shingle reroofs went on in April 2024, June 2025 and January 2026. The March 2025 project paired new shingles with Gaco sealant on a flat section of the same house.

Inside the city limits, a reroof permit comes from Altamonte Springs itself, issued by the city's Building and Fire Safety Department rather than by Seminole County. Its building permit application and checklist was last revised March 1, 2024. Homeowners unsure whether a project needs a permit are pointed by the city's FAQ to the Building/Fire Safety Division at (407) 571-8433. On our reroofs that paperwork is handled for you: we assemble the application, file it and book each inspection with the city.

Water has shaped this city's map for decades. Before the ground around Crane's Roost park could be built on, pumping stations and drainage pipes had to be added to push water under I-4. In 2017 Hurricane Irma buried communities along the Little Wekiva River under floodwater and left the riverbanks eroded. Up on a roof, that history argues for a hard look at drip edges, valleys and every spot where runoff leaves the surface.

Residents voted 38 to 7 for incorporation on November 11, 1920, half a century before the mall. Today the city takes in Robin Hill, Oak Club, Sanlando, Emerson Plaza, Cranes Roost Village, Cranes Roost Villas and Uptown Altamonte. Without salt air this far inland, what ages a shingle in those neighborhoods is the Florida sun, the summer afternoon storms and, under yard trees, the shade that lets algae streak the shingles.

A stain tells you where water became visible. It does not, by itself, identify where water entered the roof. A useful repair assessment traces the likely entry point, looks at surrounding materials, and explains whether a localized repair can address the cause.

01A leak near a wall or chimney

The transition between roofing and a vertical surface needs its own water-shedding details. Ask the roofer to show the flashing condition and explain how the repair will connect to the surrounding roof. A bead of sealant and a rebuilt flashing detail are different scopes of work.

02A stain that returns after a patch

Bring the earlier invoice and photos. They help distinguish a repeated problem in the same area from a new leak nearby. Ask what the next repair changes and which parts of the previous work can remain. Make the limits of a localized repair clear before authorizing it.

03Visible damage in one area

A missing shingle, damaged vent or cracked tile deserves inspection of the surrounding assembly. The relevant question is whether adjacent materials can accept a durable repair. Color matching, access and discontinued products can affect the finished result even when the repair area is small.

Will a roof replacement in Altamonte Springs need a permit?

Yes. For an address inside the city limits the permit is issued by the City of Altamonte Springs Building and Fire Safety Department, not by Seminole County. Our house near Cranes Roost is on its third shingle roof. Does that change the job?

Mostly it changes what we look for once the old shingles are off. Two or three rounds of earlier work leave their marks on the deck boards, the wall and chimney flashing and the vent boots, so each of those is checked and noted in the scope before new TAMKO architectural shingles go down.

Part of our Altamonte roof is flat. Can it be redone along with the shingles?

It can, and it should be planned that way. On the March 2025 job here, the shingles were replaced and the flat section was sealed with Gaco sealant in one project. Runoff from the pitched slope lands right where it meets the flat area, so the two surfaces are detailed together instead of as separate repairs.

We live near the Little Wekiva River. Does its flood history matter for a roof?

River flooding is a ground-level problem a roof cannot fix. Storms big enough to raise the river also put hard, sustained rain on every roof nearby, so on homes in that part of the city we pay extra attention to valleys, drip edges and any low-slope sections where water can back up.
