Doctor Phillips roofs on the old Phillips citrus land
Sand Lake Road and Apopka-Vineland Road met among orange groves when Dr. Phillips was a lonely outpost, and that crossing now anchors the corridor known as Restaurant Row. The groves belonged to citrus grower Dr. Philip Phillips, whose company built what it described as the largest and most modern citrus packing house in the world at Sand Lake in 1928. His holdings included the land that became Bay Hill, Sand Lake Hills, Orange Tree, Clubhouse Estates and Turkey Lake Park, so those neighborhoods sit on former grove ground.
Bay Hill's golf course broke ground in 1960 under developers Tom Barnes and Tom Dore, on land that had been part of the Phillips holdings, and Orange Tree Country Club is a guard-gated community in the heart of the area. Homes in Dr. Phillips lean toward tile and HOA-reviewed exteriors, and that shapes a roof project from the first visit. Material and color go through the association's review, and a tile roof's condition often depends less on the tiles than on the underlayment beneath them. Tile and underlayment both get photographed during Pinnacle's free assessment. Where the underlayment has given out across the whole roof, a Dr. Phillips owner can move to TAMKO architectural shingles, standing seam metal or stone-coated steel, and the association sees that pick and its color before work starts; where it is still sound, a targeted repair keeps the existing roof working.
All 12,328 people the 2020 census found in the Dr. Phillips census-designated place live without a city government. The community is unincorporated Orange County, so every re-roof permit for a Dr. Phillips address comes from the Orange County Building Safety Division rather than a city hall. The county requires an in-progress inspection and a final inspection on a re-roof, while a roof-over needs only the permit and a final inspection. Pinnacle files with the county and plans the tear-off and installation around both inspections.
Big Sand Lake has had recurring high water, and the chairman of its advisory board has described it as a retention pond for the 5,000 acres that flow into it. Around a basin that drains that much land, a roof earns its keep by handing rainwater off quickly: clear valleys, tight flashing where the roof meets a wall or chimney, and gutters whose downspouts discharge away from the house instead of spilling over the fascia. Those are the first things Pinnacle checks on a Dr. Phillips roof, whether the call is about a single leak or a full replacement.
Check the current permit guidance. Confirm the property jurisdiction and requirements for the actual scope before work begins.
