Lake Mary roofing: tile underlayment, two-story flashing and two permit offices
Lake Mary's roofs come from four eras. Around Crystal Lake, Country Club Road and Lake Mary Boulevard, near the 1926 Evans Block, 1920s to 1960s cottages and ranches from the old citrus-and-railroad town carry third or fourth layers, old brick chimneys and porch tie-ins. Greenwood Lakes and the Crossings along Lake Emma Road date from 1979 to 1990. Before either, the Heathrow Master Association and village sub-associations such as Heathrow Woods and Cherry Ridge, Timacuan, Magnolia Plantation, Huntington Pointe and Crystal Lake Estates review color and material.
Under Florida's revised 25 percent rule, Magnolia Plantation's later phases, Griffin Farm and the newest Timacuan and Heathrow homes can be repaired by section. The 1979 to 2000 stock that makes up most of the city still needs a full section brought to code once more than a quarter of it needs work, and tile adds its own questions: discontinued profiles, resetting a field to reach the underlayment, and association rules on visible patches.
