The roof repair problem in Ormond Beach
A roof leak in Ormond Beach almost always shows up at a transition, not in the middle of a plane. On the 1950s to 1970s block ranches of the beachside grid and Ormond-by-the-Sea, water enters where the flat roof over a Florida room or carport meets the shingled gable, where the drip edge has rusted through, or where salt has eaten the heads off the fasteners holding the vent caps. Under the oaks of Tomoka Oaks and The Trails, leaks come from valleys packed with leaves and from algae-softened shingle at the north eaves. In Breakaway Trails, Hunter's Ridge and Ormond Lakes, the 1990s and 2000s two-stories leak at split pipe boots, failed step flashing and missing kickout flashing where stucco walls meet lower roofs.
