Signals that favor repair
- The roof is under about 15 years old.
- Damage is isolated (one pipe boot, one valley, a small area of missing shingles).
- The decking is solid and the rest of the system looks sound in photos.
- A targeted repair stops the leak without chasing the same spot every season.
Signals that favor replacement
- The roof is past roughly 20 years in Florida sun and storms.
- Leaks keep returning in new places.
- Soft decking, widespread granule loss, or repeated storm patches.
- You are already budgeting for a system that will be underwritten with a written warranty path.
How we present the choice
Your free inspection includes photos of what we found. If a few hundred dollars of repair solves it, that is what we recommend. If replacement is the responsible path, we show TAMKO system options (Heritage, Titan XT, StormFighter FLEX on qualifying projects) and the coverage that comes with a TAMKO Diamond installation, in writing, before work starts.
