Line items that should appear
Look for tear-off layers, underlayment, shingles or other primary material, flashing, ventilation notes, disposal, and permit handling if it is included. If a line is missing, ask whether it is assumed, excluded, or still to be priced.
Exclusions
Exclusions are what is not in the price until discovered. Extra decking and hidden damage are the usual examples. You want those called out so a low number is not hiding a later surprise.
Material tier
Name the product, not just “architectural shingles.” On a Pinnacle proposal that usually means a TAMKO system such as Heritage, Titan XT, or StormFighter FLEX on qualifying projects, plus the accessories that belong with it.
Payment terms and schedule
Read when deposits are due, what triggers each draw, and what is held until closeout. If financing is part of the conversation, keep the loan terms separate from the roofing scope. Estimate your monthly payment.
How change orders are approved
Change orders should be approved in writing. Ask who can approve them, how you will see the added work, and when the price is locked.
Compare apples to apples
Compare bids using the same scope checklist. A cheaper number that skips underlayment, flashing, or disposal is not the same job.
