Flat Roof Replacement in Oviedo, FL April 2024
A flat-roofed stucco home in Oviedo, with half-round stucco panels on the walls above the roof, an air conditioner on the roof and a rust-brown steel frame the roof wraps around. The old gravel-topped roof was replaced with modified bitumen and a gray granulated cap sheet, finished in April 2024.

What you are looking at
The first photo looks across the roof. The cap sheet runs in long, straight bands with overlaps you can trace by eye. Where the roof changes direction, the bands turn with it and meet along a diagonal seam. An air conditioner sits on a pad at the left, and oak branches fill the view past the far edge.
The second photo shows that diagonal seam up close. The roof steps around the steel frame in a notch, and the cap sheet follows it to the edge. On any flat roof the laps are laid so water runs over them, not into them.
The third photo runs along one long edge. A gray metal mesh gutter guard sits at the eave, with lawn and oak shade past it.
The fourth photo is the wall joint. A half-round stucco panel with a small window sits above a strip of metal flashing screwed along the base of the wall. The cap sheet meets the metal in a tight line. Where a flat roof meets a taller wall is one spot every flat roof has to get right.
The fifth photo looks at a corner by the steel frame, where the gutter guard ends at the frame and a few pavers sit in the grass below.
Earlier photos in the job file show the layers underneath. The old gravel surface came off first, leaving a plywood deck with some new patches. Tan insulation board went down next, held with round metal plates. A blue-gray base sheet followed, and its rolls are labeled self-adhered, SBS-modified bitumen. The cap sheet covers all of it.
